Rotary Magazine Minute
Since Bruce and Gloria Richter are on their trip to Spain, we did not have the newest addition to our weekly meetings, the Rotary Magazine Minute.  Bruce has been sharing interesting stories from the magazine with us. We look forward to their return and HOPE that we can convince them to share a story or two with us about their adventures...

So where are my glasses?...I want to read more inspiring stories about how Rotarians are changing lives around the world!
Club Lunch and Business Program
Mary McGuyer introduced our guest speaker, Joe Jeffries of Diamond Residential Mortgage. Joe has had an long career in the Mortgage Industry and has received national recognition with his accomplishments. After a long career in Mortgage Banking Management, Joe is currently back where he finds the greatest joy, Producing Manager. His most recent endeavor is to hire college students as Loan Officer Assistants, providing them valuable leadership and an ability to help others to obtain home ownership in America. Joe focuses much of his time, energy and money on those who service us every day-our Veterans, first responders and educators.  Through a personal commitment, his team provides discounts and lower rates to those who sacrifice so much for us. Today he focused on what people are talking about: the fact that mortgage interest rates are headed up. He has seen an increase in the last 14 months. A year ago rates were as low as 3 7/8% and now they're at 5%. 2005 was historically the best housing market with interest rates at 6.71%. He shared that interest rates are a matter of perspective - we see gas prices rise and fall - this is no different. Everyone gets excited when mortgage interest begins to climb. With many factors in our favor, Texas is one of the last ones to feel the sting. He feels that we need a correction. In every election year it's time for homeowners to refinance. He feels property values are 17% above where they should be. First time homebuyers are pretty much eliminated. They are key to our business and a driving force to our business.  Without first time homebuyers there won't be any move up buyers, no investors. The economy suffers. One of the indicators of the shift from a sellers market to a buyers market is appraisals come in low and there are no more competing buyers. Foreclosures as well as Short Sales resume. A shift actually helps homebuyers. He feels that a shift cleanses borderline agents and lenders. Those that aren't doing a good job or serious about their business are forced to leave. He pointed out that the Mortgage Industry is fighting Mortgage Fraud and Texas is #4 in the USA in this crisis. Occupancy Fraud, Transaction Fraud and Income Fraud are just a few examples of Mortgage Fraud. Mary McGuyer recommended Joe to be our speaker today because he has done an excellent job with her Buyers. She relies on his expertise in her real estate practice and he is always willing to help even if he is not a party to the transaction. If you have any questions for Joe about the Mortgage Industry or Financing, you may contact him at: 210-710-6310 (cell) or email: joe.jeffries@thedrmc.com.
Pass the Hat
Proceeds from Pass the Hat for October goes to Elf Louise.
Show Low Raffle
Joe Montagna won the opportunity to draw the 2 of Clubs and win the $600 pot for today. Some of us have suspected that the secret to Joe's success at winning was purchasing more than one ticket. Today we were proved wrong because he only purchased one ticket - the one drawn! Unfortunately for Joe, he drew the Ace of Clubs. He was given a wine.o.u. because the wine fairy had not visited the Club this week. The pot will increase by $25 next week.

Wine Drawing
President Fred Timmons owned the ticket drawn for a bottle of wine. He too was given a wine.o.u.

Allyson Hamlin donated the wine for October...except for today....because she is away due to her job.  We look forward to when she returns!

Brags and Confessions
Barry Abrams invited members to visit the Oak Hills Rotary Club website to review our scholarship policy. This is a very important part of our club outreach to the community so let's familiarize ourselves with this policy. Please contact Barry with your recommendations or suggestions.

Please don't forget the American Heart Association campaign, Little Hats, Big Hearts. Hats are donated for babies born in February with congenital heart defects. There are many ways to participate! Please contact Brenda Jackson gailjackph@aol.com for more information or to donate.
